Affordable Housing Designation Overview

Manatee County implements a wide range of affordable housing programs and provide incentives designed to enhance opportunities for developers to construct new or convert commercial buildings into affordable housing units that are suitable for low to moderate-income owner-occupied individuals and families, and low to moderate-income rental residents of Unincorporated Manatee County.

The Program utilizes the Affordable Housing Designation Application process as an opportunity for developers to participate in the program to receive the incentives offered through Neighborly pursuant to  Section 545 Affordable Housing Incentives and  Section 1108.6 - Affordable Housing (Impact Fees)

Program Goal:
The goal of the Affordable Housing Designation Program is to foster the construction of new mixed-income rental and homeownership development at an affordable rate. The number of dwelling units must be equal to or greater than 25% of the total number of units being constructed to take advantage of the incentives from the program. Participation in the program is subject to a Land Use Restriction Agreement (LURA) between the developer/land owner and Manatee County, requiring that they remain as qualified affordable dwellings units under terms established by the program pursuant to  Resolution R-22-158 Livable Manatee Incentive Program.

Program Incentives:
According to the Land development Code (LDC)  Link to Chapter 545 , these are the incentives available to developers: Housing Rapid Response Team/Fast Tracking, Fee Deferral and Reimbursements, Tree Protection Trust Fund, Density Bonus, CLOS Extension Request, and Site Improvement Incentives.
