NOTICE OF ZONING CHANGES IN UNINCORPORATED MANATEE COUNTY
NOTICE IS HEREBY GIVEN that the Board of County Commissioners of Manatee County will conduct a Public Hearing on November 19, 2024, at 10:00 a.m., or as soon thereafter as same may be heard at the Manatee County Government Administration Building, 1st Floor Patricia M. Glass Chambers, 1112 Manatee Avenue West, Bradenton, Florida, to consider and act upon the following matters:
ORD-24-90 –Schroeder Manatee Ranch, Inc. / Cypress Banks DRI #17 - PLN2401-0074
An Ordinance of the Board of County Commissioners of Manatee County, Florida regarding land development, rendering an amended and restated Development Order which supersedes Ordinance 17-05; pursuant to chapter 380, Florida Statutes, on an application for development approval filed by Schroeder Manatee Ranch, INC. (SMR communities joint venture, a Florida General Partnership), for Cypress Banks Development of Regional Impact, also known as DRI #17; to approve the following changes to the Master Development Plan (Map H) and the Development Order: (1) Designate a 5± acre portion of the open space, zoned PDMU (Planned Development Mixed Use) and located south of SR 70 and east of Lorraine Road, as a commercial tract, which will be known as parcel 89; (2) Increase commercial entitlements by 50,000 square feet to be allocated to the new commercial tract; (3) Amend Map H and the Development Order to reflect these changes; and (4) Update phasing and buildout dates to reflect previously granted legislative extensions, providing for severability; and providing for an effective date.
The Cypress Banks DRI is south of State Road 70, east of I-75, and north of the adjacent University Lakes DRI. The present zoning is PDMU (Planned Development Mixed Use) (± 4,055.7 acres).

An Ordinance of the Board of County Commissioners of Manatee County, Florida, to amend and restate Manatee County Zoning Ordinance No. Z-86-30(G)(R16), as amended, to amend the General Development Plan (a.k.a. Map H) to (1) Designate a 5± acre portion of the open space, zoned PDMU (Planned Development Mixed Use) and located south of SR 70 and east of Lorraine Road, as a commercial tract, which will be known as parcel 89; (2) Increase up to 50,000 square feet of commercial uses to be allocated on Parcel 89, (3) Update phasing and buildout dates to reflect previously granted legislative extensions, providing for severability; and providing for an effective date.

An Ordinance of the Board of County Commissioners of Manatee County, Florida, amending the Manatee County Land Development Code; providing for purpose and intent; providing findings; Chapter 10 - Transportation Management, updating references, correcting scrivener’s errors, and providing clarification on standards throughout; updating Sections 1001.6.b., 1001.8.b., 1001.8.G.2., and 1001.8.J.1., clarifying the respective standards for each; revising Section 1001.8.A., updating language regarding the grid system and addressing standards for unincorporated Manatee County; revising Section 1001.8.D.5., updating language regarding the designation of circle streets; updating Section 1001.8.g.4.a.. All interested parties may appear and be heard at the meeting with respect to the proposed Ordinances. According to Florida Statutes, Section 286.0105, any person desiring to appeal any decision made by the Board of County Commissioners with respect to any matter considered at said Public Hearing will need a record of the proceedings, and for such purposes, he may need to ensure that a verbatim record of the proceedings is made, which includes the testimony and evidence upon which the appeal is to be based.
Rules of procedure for Public Comment and Citizens’ Comments (including time limits) are governed by Resolution R-25-013, Restated Rules of Procedure (adopted 1/28/25).
