NOTICE OF ESTABLISHMENT OR CHANGE OF A REGULATION AFFECTING THE USE OF LAND IN UNINCORPORATED MANATEE COUNTY
NOTICE IS HEREBY GIVEN, that the Hearing Officer for Manatee County, will conduct a Public Hearing on April 1, 2025, at 3:30 p.m. at the Manatee County Government Administrative Center, Fifth Floor, Manatee Room, 1112 Manatee Avenue West, Bradenton Florida to consider and act upon the following matter:
SP-24-02 – Smarty Pants Pre-School Parrish / Anthony Serra- PLN2405-0033
Approval of a Special Permit to allow a Child Care Center for one hundred four students that is not located on a roadway classified as a collector or higher on the Roadway Functional Classification Map. The site is in the Parrish Village (VIL) zoning district and located on 121st Avenue East, Northeast of Ft. Hamer Rd between 121st Ave E and Ft. Hamer Rd, commonly known as 6111 121st Avenue East in Parrish (Manatee County) on approximately 1.27 acres of land.
SP-24-03 – Oasis Church – My Oasis Church, Inc- PLN 2404-0018
Approval of a Special Permit for a Preliminary Site Plan to allow “group housing” uses with expansion to the existing “church” uses on the 12.49 acre A (General Agriculture) zoned parcel; located in the WP-E (Evers Reservoir Watershed Protection Overlay); the ST (Special Treatment Overlay); at 5215 Lorraine Road, Bradenton (Manatee County); subject to voluntarily proffered stipulations of approval; providing for severability and providing an effective date.

All interested parties may appear and be heard at the meeting with respect to the proposed Ordinances. According to Florida Statutes, Section 286.0105, any person desiring to appeal any decision made by the Board of County Commissioners with respect to any matter considered at said Public Hearing will need a record of the proceedings, and for such purposes, he may need to ensure that a verbatim record of the proceedings is made, which includes the testimony and evidence upon which the appeal is to be based.
Rules of procedure for Public Comment and Citizens’ Comments (including time limits) are governed by Resolution R-25-013, Restated Rules of Procedure (adopted 1/28/25).
