NOTICE IS HEREBY GIVEN, that the Planning Commission of Manatee County will conduct a Public Hearing on February 13, 2025, at 9:00 a.m. or as soon thereafter as same may be heard at the Manatee County Government Administrative Center, 1st Floor, Patricia M. Glass Chambers, 1112 Manatee Avenue West, Bradenton Florida to consider, act upon, and forward a recommendation to the Board of County Commissioners on the following matters:
An Ordinance of the Board of County Commissioners of Manatee County, Florida, regarding land development, amending the Official Zoning Atlas (Ordinance 15-17, as amended, the Manatee County Land Development Code), relating to zoning within the unincorporated area; providing for the rezone of approximately 0.66 acres of an approximately 3.69-acre outparcel located at the southeast corner of a 36.28-acre parent parcel from LM/AI (Light Manufacturing/SRQ-AI Height Overlay (Part 77 Surfaces)) to PDC (Planned Development Commercial) Zoning District, retaining the Overlay District, unifying the zoning designation of the outparcel; the outparcel being generally located at the northwest corner of the intersection of US 301 and Tallevast Road, and commonly known as 2411 Tallevast Rd., Sarasota (Manatee County); approving a Preliminary Site Plan allowing for a 6,157 square foot convenience store with 13 fuel pumps, containing 5 commercial diesel pumps and 8 vehicular fuel pumps, including two dispenser canopy totaling approximately 9,573.9 square feet; subject to stipulations as conditions of approval; setting forth findings; providing a legal description; providing for severability; and providing an effective date.
An Ordinance of the Board of County Commissioners of Manatee County, Florida, regarding land development, amending and restating the approved General Development Plan [Ordinance PDPI-03-21(G)(R2)] to allow additional improvements of 38,592 square feet to the Southeast Water Reclamation Facility on approximately 1,169.20 acres at 3331 Lena Road; located south of SR 64, east of Lena Road, and west of Lakewood Ranch Boulevard, commonly known as 3525 Lena Rd, Bradenton (Manatee County); subject to stipulations as conditions of approval; setting forth findings; providing a legal description; providing for severability, and providing an effective date.
An Ordinance of the Board of County Commissioners of Manatee County, Florida, regarding land development, amending the Official Zoning Atlas (Ordinance 15-17, as amended, the Manatee County Land Development Code), relating to zoning within the unincorporated area; providing for a rezone of approximately 217.36 acres, containing two (2) parcels, Parcel A, approximately 188.26 acres, and an approximate 29.1 acre portion of Parcel B, from A/CEA/CPA (General Agriculture/Coastal Evacuation Area/Coastal Planning Area) to PDR (Planned Development Residential) Zoning District, retaining the Overlay Districts; generally located along CR 675 (Rutland Road), Parrish (Manatee County), with one (1) parcel commonly known as 16525 CR 675; approving a General Development Plan for 440 single-family residential units; subject to stipulations as conditions of approval; setting forth findings; providing a legal description; providing for severability, and providing an effective date.
An Ordinance of the Board of County Commissioners of Manatee County, Florida, regarding land development, amending the Official Zoning Atlas (Ordinance 15-17, as amended, the Manatee County Land Development Code), relating to zoning within the unincorporated area; providing for a rezone of two (2) parcels, totaling approximately 15.12 acres, generally located on the south side of 61st Street East (Palm View Road) and approximately 450 feet east of US 41 North in Palmetto (Manatee County), commonly known as 1950 61st Street East and 2008 61st Street East, from A-1/CPA (Agricultural Suburban/Coastal Planning Area) and RSF-4.5/CPA (Residential Single-Family-4.5/Coastal Planning Area) to PDR (Planned Development Residential) Zoning District, retaining the Overlay District; approving a General Development Plan for 100 single-family residential units; subject to stipulations as conditions of approval; setting forth findings; providing a legal description; providing for severability, and providing an effective date.

All interested parties may appear and be heard at the meeting with respect to the proposed Ordinances. According to Florida Statutes, Section 286.0105, any person desiring to appeal any decision made by the Board of County Commissioners with respect to any matter considered at said Public Hearing will need a record of the proceedings, and for such purposes, he may need to ensure that a verbatim record of the proceedings is made, which includes the testimony and evidence upon which the appeal is to be based.
Rules of procedure for Public Comment and Citizens’ Comments (including time limits) are governed by Resolution R-25-013, Restated Rules of Procedure (adopted 1/28/25).
