What are Impact Fees?

Impact fees are one-time charges that are collected when new homes or businesses are built, or when existing homes or businesses are expanded, in the unincorporated areas of Manatee County.
The construction of large numbers of new homes and businesses increases demand for County services like law enforcement, parks, and roads. To maintain the level of services that were provided before new development was initiated, the County must increase its capacity for providing those services.
Impact fees help guarantee that new development pays its share of the costs incurred by Manatee County in increasing service to accommodate its increased population. Impact fees are, therefore, used to help fund growth-related improvements to County infrastructure such as new roads and parks.

Who Collects Impact Fees in Manatee County?
Under the provisions of Manatee County's Land Development Code, the Impact Fee Administration Division of the County's Financial Management Department assesses 4 types of County impact fees on new construction, to fund capacity-related improvements to parks, law enforcement, public safety (EMS), and roads. Additionally, 3 types of fees are imposed by other county agencies, to help finance utility and fire infrastructure.

Impact fees are assessed when a new construction permit application is processed by the Manatee County Building Department.
