Terra Ceia Island Overlay
The purpose of establishing an overlay zoning district for Terra Ceia Island is to:
- Set guidelines for development that will contribute to the special character of Terra Ceia Island.
- Provide stakeholders with a clear understanding of the character of the area and potentially provide design standards that preserve that character on Terra Ceia Island.
Generally, an overlay district provides an additional layer of regulations on property than would otherwise be required by the existing Land Development Code (LDC). These overlays are often used to help preserve or enhance the unique character of a neighborhood or community. The LDC currently includes eleven overlay districts for various parts of the County, such as the Whitfield Residential Overlay District and the North Central Overlay District.
What could an Overlay do for Terra Ceia?
An overlay district for Terra Ceia Island could provide for additional regulations to guide development in preserving the character of Terra Ceia Island. These additional regulations may include guidance regarding items such as the orientation of homes to existing streets, desired buffers, minimum building setbacks, residential unit types, street design, and subdivision entrance design.
Why Terra Ceia?
As a result of development pressure in this community, some residents of Terra Ceia Island have voiced their concerns to the County and are committed to working with County staff from the Neighborhood Services and Planning Departments to develop an Overlay District that will aim to protect the “old Florida” character of the area. This process will include meetings with interested residents from the area, outreach by concerned residents to their neighbors to gather input regarding design preferences, issues, or concerns. A survey will also be posted on this site and provided to those in attendance to provide written feedback regarding design preferences.
